Commercial Rekeying

The drawer behind the counter holds a tangle of keys with tape labels: front old, side, Dave. Some open things, some open nothing, and the hardware-store copies mean the true count drifted long ago past anything written down.

In plain words

Changing the locks answers today's question; key control keeps it answered. During a commercial rekey the new keys are stamped with a serial code rather than the business name or address, so a dropped key tells its finder nothing. Each key is logged against the person who receives it, and the old keys are collected and cut up on the spot. For premises that want copies kept out of hardware stores, the cylinders can be set up on a restricted keyway, with blanks released only against a signed authorization. What you end up with is a set of locks whose keys you can account for years later.

Sound familiar?

The manager's key ring went missing somewhere between the bank and the car, and the master on it opened every door in the building. Until the cylinders are changed, whoever finds it is holding the run of the place.

How the visit goes

  1. 1

The state of the cylinders and the doors

A cylinder about to be repinned is examined the way a mechanic looks over a part before rebuilding it. The plug should turn smoothly with the right key, the pins should spring back cleanly, and the face should be free of the green bloom that salt spray leaves on storefront hardware after a few winters. The locksmith also checks how the door closes: a strike that no longer lines up, a closer that slams, or a deadlatch that fails to catch will keep a freshly rekeyed door from locking properly. Most cylinders pass and are repinned; a worn or corroded one is pointed out so you can choose a replacement for that opening.

  2. 2

    Padlocks, cabinets and the mailbox

A business is more than its doors, and the same visit brings the smaller locks into the plan. Rekeyable padlocks on the compound gate, the propane cage or the roll shutter can be pinned to the same key as the back door, so the opening crew carries one key instead of four. Filing cabinets, the till drawer, a medicine or chemical cupboard and the display cases can be keyed alike for the staff who use them or kept separate for the manager. The lobby mailbox, which often still answers to a key from two tenants ago, gets a fresh cylinder or is repinned where its design allows. Each small lock is added to the chart alongside the doors.

  3. 3

How copies get made from now on

If the business moved to a restricted keyway, the way keys are copied has changed for good. Hardware stores and kiosks do not stock the blanks, which makes running off a spare on a lunch break far harder to arrange. New keys are ordered from the locksmith by one of the people named on the authorization letter, who signs for them, and the register grows by exactly that many. On a standard keyway, the same discipline is kept by habit: the manager orders keys, the register records them and a key that turns up unlisted prompts a question. Either way the count on paper and the count in the world stay the same, which is what key control means.

What affects the quote

  1. 1

    A master key plan

Pinning cylinders to accept both a change key and a master, and designing the chart so no key opens a door it should not, is more work per cylinder than keying everything alike.

  2. 2

    Interchangeable cores versus repinning

Cores swapped with a control key are the shortest work on site, while cylinders that must come apart on a bench take longer. Supplying spare cores for the manager to hold is priced as its own line.

  3. 3

    Several locations

Rekeying two or three sites onto one keying plan means travel between them and a chart that spans buildings, quoted per site plus the shared design work.

Commercial Rekeying: questions

Advice · (289) 804-8591

What is an interchangeable core and why is it suggested for staff turnover?

A small-format interchangeable core is a small figure-eight cylinder that slides out of the lever, deadbolt or padlock when a control key is turned, with no tools needed; larger doors sometimes use a large-format core with a different profile instead. A manager keeps the control key in the safe and a few spare cores on hand, so a missing key means the core is swapped in moments and repinned later. For a business with frequent staff turnover, it turns a call-out into a routine.

We lost a master key. Does the whole building need doing?

Only the cylinders that master opened, which the keying chart identifies. If the lost key was the top master, that is every lock in the system; if it was a departmental master, it is that department's doors. Where no chart exists, the locksmith reads the cylinders first to establish what the key reached. The remaining doors, and any keys that never opened them, are left exactly as they are.

What condition does a lock need to be in to be rekeyed?

It needs a plug that rotates without catching, pins that return under their springs, and a face free of heavy corrosion or cracks. Most commercial cylinders in daily use pass easily. Ones that are stiff, gritty or green with salt bloom can sometimes be cleaned and repinned, and the locksmith will say when a replacement for that door is the better value; the rest of the doors are rekeyed regardless.

What the census means at the door

58%

Older homes. About 58% of homes in Toronto were built in 1980 or earlier, according to the 2021 Census.

Basement and side entries on older homes were often fitted long after the house was built, with whatever lock was on hand. Bringing those doors up to the standard of the front entry, and onto the same key, is a common and satisfying job.

23%

Single-detached houses make up about 23% of homes in Toronto (2021 Census).

Landlords and property managers dominate in attached housing, and they want keys organised. A locksmith sets up master systems so a manager carries one key while each tenant's key opens only their own door.
